Commercial space up for consideration

January 2, 2007

More commercial space and a national chain coffee shop in western Shawnee are up for review on the agenda of tonight's Shawnee Planning Commission meeting.

The commission meets at 7:30 p.m. at City Hall.

The Commission is scheduled to consider a final plat for J.A.S. Shops and a site plan for a Starbucks Coffee Shop and another building with retail space for up to five businesses. The buildings will be located in the 6600 block of Monticello Rd. north of the M&I Bank and south of the Country Club Bank.

Both items are consent agenda items, which are considered to be routine and are enacted by one motion of the Commission with no separate discussion. The Commission, which usually meets the first and third Mondays of the month, will have its meeting tonight because of the New Year's Day holiday Monday.

The plat divides the 2-acre property into a 42,000 square-foot lot and a 45,000 square-foot lot. The site plan up for consideration is for the first lot; M&I Bank is located on the second lot.

The site plan calls for an 1,800-square-foot Starbucks building with a drive-thru and a 6,720-square-foot multi-tenant retail building, both facing Shawnee Mission Parkway. The parking lot for both buildings would have access from both 66th Street and Monticello.

The chain coffee shop's arrival has been a source of discussion for some in western Shawnee because of its close proximity to the locally owned Country Club Café.

In other business, the Commission was to consider:

  • A special-use permit for Ice Sports, LLC, to allow an 18-hole miniature golf course at the ice rink, 19900 Johnson Dr.
  • A special-use permit to allow up to 10 children for an in-home daycare in the 6900 block of Albervan.
  • A special-use permit for Christot's Day School, 21403 Midland Dr., to increase the number of children from 46 to 60.
  • A public hearing on text amendments for the creation of a new zoning district for age restricted housing.
  • Final plats for three lots in Herrington Park, a multi-family subdivision in the 6500 block of Brownridge, as a consent agenda item.
  • A final plat for a replat of two lots for Shawnee Business Center, located in the 10300 block of Shawnee Mission Parkway, as a consent agenda item.
